Property Deed
You want to be sure you know what you are getting for a property deed. There are two common kinds of property deeds. The best deed is a Warranty Deed. This deed states that the owner owns the property and that they are selling you the property. A Quitclaim Deed isn't as good. A Quitclaim Deed simply says whatever right I may have to the property I am selling that. Quitclaim Deeds are used a lot in divorces.

In fact, if you asked most home owners where they kept their warranty deed or grant deed, they'd probably look at you funny, like maybe you're the only person on the face of the Earth who hasn't heard the joke about why American Idol is so popular.
