Hold Harmless Clause
A hold harmless clause is basically the same for the 50 states in the U.S. The clause is used personally and for business. It is simply what it sounds like. The clause releases one entity from any blame or release from potential suit, when the other entity does/uses/builds on etc. the first entities property.
