Normal wear and tear includes deterioration of the premises that occurs during normal conditions. For example, paint may fade, electrical switches may wear out and break, pull strings on blinds may fray or break , carpet and tile may wear down.

QUESTION: Is there a way to calculate "normal wear and tear," such as 10 years for carpeting or every three years for painting? Does it matter if a family of four with pets are residing in the rental or just a single grandma? ... Now they're saying the carpet in the living room was not in good condition.

It does not seem likely that 2 years of occupancy could have worn out a carpet, so ordinary wear and tear on the carpet by use over that period would not justify such a charge. Nor would 2 years occupancy causing only normal wear and tear on the walls justify a repainting charge.
